Our project for the refurb- ishment of Skogås Centrum in Huddinge, Stockholm, is now entering the project-planning phase. Reconstruction will get under way in spring 2005 and is expected to continue until autumn 2006. The client is Huge Fastigheter AB. The project encompasses new entrances, an improved exterior environ- ment, new parking facilities and interior refurbishment in the form of new shop-fronts and other features.

NCM Donaldsons arranged two client meetings in April. CEO Peter Mawson and Managing Director Bob Stevenson from our majority owner Donaldsons Europe in London also participated. The guests received information about Donaldsons Europe and the trends in Europe in regards to property management and development of commercial properties. At the same time, food and drinks were served.
Peter Mawson talked about Donaldsons’ business and values. Among other things, he told the audience that Donaldsons doesn’t have any external owners and that Retail Asset Management is the largest part of the European business. Donaldsons Europe manages approximately 150 shopping centres, which is more than any other competitor. Peter Mawson completed his speech stating that relations between employees and customers are very important, where values such as integrity, professionalism and humour are highly valued.

NCM Sentrumutvikling, like NCM Donaldsons, has state-of-the-art competence within development and operation of commercial properties. The Norwegian company also offers services linked to development and structure of trade and service. Furthermore, they are naturally experts on the Norwegian market. NCM Sentrumutvikling was renamed to NCM Donaldsons 1 June.

Dutch real estate company Redevco (C&A) - has purchased their first Shopping Centre in Sweden - Värmdö Köpcentrum - which is located to the southeast of Stockholm at the gate of the Stockholm Archipelago. NCM Donaldsons has been appointed Shopping Centre Managers as of 15 August 2005. The centre is 15,000 sq.m. and was first opened in 2003.

Boultbee Land has acquired three mixed-use centres in Uppsala and Västerås, GLA approx. 200,000 sqm (including indoor parking 2,000 cars). The retail area amounts to 50,000 sqm while the rest contains two hotels, offices, leisure activities and a few residential units. NCM Donaldsons has been appointed development consultant and leasing agent - effective immediately.

Martyn Chase, chairman at Donaldsons, held a presentation at a seminar arranged by Fastighetsvärlden at 7 September in Stockholm. The theme of the seminar was Shopping centres and shops 2005. Martyn talked about “The Market: This is what international investors want”. The presentation gave a description of the European retail market, and addressed issues as What does investors want right now? What are the largest investments? Favourite markets and why? How is Sweden affected?

NCM Donaldsons department of retail & office services have a new assignment to establish Coffee cup. The ambition is to establish small inviting shops in areas with high traffic. Coffee cup is currently operating 15 coffee shops in Stockholm and Gothenburg but is planning, with help from NCM Donaldsons, further expansion to large and medium-sized cities in Sweden.
- We will develop the Coffee cup concept to fit other cities than Stockholm and Gothenburg, Johan Wellander, MD, Coffee cup says. We are looking forward to cooperate with NCM Donaldsons, who has the market competence and contacts necessary for a successful expansion.

Increased demand has led us to take on several high-quality members of staff.
Håkan Hyllengen, who holds an engineering degree, has been appointed as a property manager. Håkan was most recently employed by RSD, where he worked as a property consultant.
Catarina Selin, a market economist, is working as a centre manager. Catarina has many years of experience in the shopping centre business, having acted, for instance, as marketing manager at Täby Centrum.
Christian Olofsson, a business economist, has been taken on as a commercial project manager. Christian has most recently been employed as CEO of Inretail AB and Zenita AB.

The property company Citycon, whose shares are listed in Finland, has chosen NCM Donaldsons for the property and centre management of the newly acquired Åkersberga Centrum. Citycon is the leading Finnish property company specialising in shopping centres. The company previously already owned 16 shopping centres in Finland, and the purchase of Åkersberga Centrum is Citycon’s first acquisition in Sweden. The company’s total property holdings amount to nearly seven billion Swedish kronor.
Today Åkerberga Centrum comprises 33,000 sq.m, with some 50 shops, offices and homes. Citycon intends to continue to develop Åkersberga Centrum by expanding and modernising the facility. When the project has been completed, the centre will comprise 50,000 sq.m.
”It felt natural to turn to NCM Donaldsons for the property and centre management of Åkersberga Centrum,” says Timo Mäntylä, who is Business Development Director at Citycon. “They have responded well to our exacting demands and we look forward to continuing to develop our cooperation,” Timo concludes.
